Fourth REI is a business and now you will be mixing personal with business which has its own landmines.  

I often take massive road trips and will stay at a mix of STRs and hotels or quirky lodges depending on what looks fun or convenient. 

For me, my strategy has always been a mix of flips and rentals but more flips (80/20).

@Lilly Fang Don't worry about re negotiating if another buyer is in the mix.

We have been doing STR for approx one year and we were hoping we would be able to be "grandfathered" if laws change but hearing a lot of mixed messages about the case law so far on this.

Area has new construction mixed with older homes.

They apparently stopped insuring anything over 30 years old.The property is only a little under 4200 sf with a ground floor salon and two residential units in the 2nd floor, but I'm having a heck of a time finding another insurance company as the challenge appears to be due to its being a mixed use property.The city of Alameda has a bunch of similar mixed use properties and I will be reaching out to other owners as well. 

I'm all over the place on this one with a mix and match conundrum.I've got a duplex that's been awesome for me.
