Just took me a long time to realize what I was missing out on so I'm digging in deep now. 

I realize that these are very deep questions, and something that I may not get all the answers to on BP (vs face to face), but I'm hoping I can learn over time and as well participate here, and really start to understand the data of commercial real estate. ~ Matt

So when someone threatens to sue or stops paying rent and needs to be evicted...I just take a deep breath and know I'm going to win.

Here heartsick sighs and groanings and shrill criesRe-echoed through the air devoid of stars,So that, but started, I broke down in tears.Babbling tongues, terrible palaver,Words of grief, inflections of deep anger,Strident and muffled speech, and clapping hands, All made a tumult that whipped round and roundForever in that colorless and timeless air,Like clouds of sand caught up in a whirlwind.

Do not pay more than the work completed and you will end up in deep trouble if they vanish and lose money.

My number one fear being that the LAND is not being purchased and I would have to dig deep to find out about whether the park owner could remove all units and develop or sell the land separately (that is the best buy and hold deal in the world!).  

I've seen it over and over again, a couple could have worked out the issues, (Yes in most cases they can) but they won't just step back and take a deep breath and think about what they are doing, They married for a reason and that reason still exists.

I harken back on my deep dark days of 08 to 2010 when I spent 2 years foreclosing on 200 plus landlords ..

Everything else we could and would do ourselves (floors need tlc along with some deep cleaning).

I've listened to a few dozen podcasts so far, gotten myself pretty deep into a nice stack of books, and am feeling more confident every day about building my new business.
