I've had to open up these basement walls 3x in the past 2 years for various crap that the flippers did wrong and I thought I was done with it.

It got diarrhea and crapped all over the floor, as well as the guys boot and pant leg.

That licensed agent who pays an unlicensed party is risking losing their license in doing so.Wholesalers claiming they don’t want to have to be under all the rules and regulations of a licensed agent is crap.

However, if crap work bugs you like it bugs me well, then you can make it better.

No seller wants to deal with that crap.

I told her time to go I was always  in contact with her .I even paid a buddy a 100 to haul her crap quick she was a money losing deal I needed to stop the bleeding !

I bought the massive pile of crap and sold it 3 days later for $9,000 more.

And it's very clearly because of abuses of the free market, a lot of landlords pulling a lot of crap that they shouldn't be, especially down in C and D-class level properties where the tenants are weakest and the landlords have the most power.

Her dog destroyed the carpet but it was cheap FannieMae crap and it had been 4 years,  so I gave her the full deposit back.  

It's a crap return if you buy at $460k in 2020.I'm guessing the property has appreciated to the point that the sellers are now sitting on a pretty low ROE, and are trying to cash out at the expense of unsuspecting buyer, so that they can deploy their capital more profitably.Apples and oranges, I'm afraid.
