We've been considering drop ceilings but we only have 1.5-2" to spare before we drop below the minimum allowed ceiling height.

The SFR residence is zoned multi-family, so there is the possibility of adding a second unit later on, which I intend to do when I have the spare cash.I've also got a few other personal projects going on.  

The first two units will come on at $2800-$3000/m so we can spare little extra.

It may be wiser for you to buy a too big house or condo where you'll be working and rent out a spare bedroom or two.

It lets me spare the AC a little, and saves me a little on the electric bill.

Bought a duplex not far from my parents/where I work that needed some love and learned how to rehab and land lord as I went...fixed rental side first then fixed my side as time/money allowed...sometimes I wish I would have rented a spare bedroom on my side, but most of the time valued my privacy...good luck!
