Hey Kyle, I'd advise running your numbers on the conservative side and google street view(or boots on the ground feedback) the area as much as possible since you are out of state.

You have the management piece figured out, revenue side looking up, and the area is good.

I am debating about the converting the existing old gutted building to either multifamily building (6 units each around 500 sqft small studio) or mix of 4 residential and 2 retail/restaurant conversion (the back side of the property has Big enough lot for outdoor dining or any other use cases.Any recommendations for use case of pure multifamily or mixed of multi family and retail?

Currently deciding to do it as a side hustle until it proves to be a worthy 9-5.

On refinances, I use Community Bank because they do 90% LTV, but if we can get 10% down on the buy side too that would be great
