@Nick Rutkowski I've actually received a few of those automated calls.I tell you, it's not easy cold calling but I know somewhere in my list of numbers is my next deal. 

I think certain rent payment portals are better (like Cozy), because they're automated. 

There are a lot of helpful youtube videos at STR University and Airbnb Automated.

My advice to anyone investing is to first determine what kind of REI property you are looking for, talk to the locals, get on automated searches, tour or have a real estate expert tour for you interesting properties, get your financing in order and get ready to "Pounce" once you see a property you want as it's still a Seller's market and many are vying for the same property as you.

It has been so instrumental in my investing journey, and in my growth as a real estate agent.

I now have an automation system set up in my rental units where I know when AC needs a filer change and when AC is not performing well etc

@Ron Masters, The 45 day list is an instrument "in writing" between parties to the exchange. 

I AM trying to be a higher tech and automated property manager.

This will allow you to invest out of your local area..I have a passive mind and always consider the automated systems but the flaw of that is the lack of face to face interaction with customers..

In my experience automated services like rentometer and zillow do not work very well with SFRs.
