It should go without saying, but I do understand when you're new to real estate expectations can be out of line with reality --- if you finance 100% of a deal you will not see any money out of the deal for many years and will be putting money in for many years.

With conventional financing becoming more restrictive, real estate investors may turn to hard money loans for acquisitions and rehab projects.

You could sell one house and buy two with that money. 

@Pranita Maldikar Unless the seller is a family member or personal friend, I'm not sure why you'd want to put that much money down on the property.

Just like most places, there are a few warzones in Springfield (not terrible, but I also wouldn't walk around there at night) that probably aren't going to be worth your time or money. 

Will you actually see any appreciation on the asset outside of worldwide crisis?
