@Samuel SmithFannie Mae home possible (or home ready) allows you to use border income to qualify for a primary if you can document living with them in the past years (I think, double check the matrix).  

You will have to get an operator's license and kind of explain your business plan to the city of Chicago.The city of Chicago does NOT inspect your airbnb.I am not sure about all the details with conversion and requirements for stairs & egress but maybe @Prashanth Mahakali or @Samuel Pavlovcik

I would think it would be a red flag unless the first permit you pulled was an easy permit and just for demo or some interior work.There may be a way to modify the existing permit but I am not 100% sure maybe @Samuel Pavlovcik or @Prashanth Mahakali have dealt with this before?
