If you are in the same boat then I would say it is a good way to get into Real Estate investing.  

If you're looking at a 250 unit complex, you're probably going to get a boat load and actual numbers.You need to use market rents to buy, not your forced appreciation that you may obtain from your excellent management skills or your fix it abilities.

I know there are people on BP that invest in all sorts of properties, boat slips, parking lots, houseboats, as well as SFR, MFR, New Construction, Fix/flip, notes, etc.

I am certainly in your boat, being in San Diego, but California certainly has a little bit of everything.

I think our group has a few people in your boat so if people are interested I am thinking we might morph into a group for first time buyers, bring some deals in look at, help each other due DD etc..
