Here is what I found out:1) The sale of a home 'resets' the compliance timeline 2) They are very interested in working with a new owner to get a home compliant, and they are not interested in chasing down any other 'unpermitted' work done by the seller3) Common sticking points he identified:-Complying with the off street parking requirement (this home has enough parking)-Providing adequate egress from the bedroom in case of fire (this home meets the 'size' requirement for the bedroom window, only remaining concern is there is a 6-8' drop to ground level)-5/8's inch fire resistant material would be required for the ceilingThis is in line with what I was budgeting for...

Buy the pump, get a 55 gallon plastic drum, cut it in half, drill a bunch of holes in it (big holes), dig a big hole in the ground in the crawl space about 6 inches deeper than the half barrel, pour 6 inches of gravel in the bottom, put the barrel in, pour gravel around the sides, set a solid concrete block in the bottom, set the pump on top of it, run your hose downhill of the house, plug in the pump and test it out (use a hose to fill the barrel).

@Rob Cee from a non builder private passive investor construction loans are the most risky one could do... the risk is builder fails in the middle or ( like a builder I know ) built a home 3 inchs out of plumb.. caught at framing stage only way to fix was to tear it all down and redo it.he chose to finish it... and it looks like it should be at the Mystery spot.. doors crooked etc. house value to some one but steep discount.Liens like here in Oregon properly filed mechanics liens are super liens...
