Since I am outside of the country, and the repair fee on this 10 year old fridge is close to getting a new one, I decided to order a new one from the big box store.Well well well, when you are out of the country these online merchants think I am a hacker trying to break in, I had trouble getting gmail to work, and just running into walls trying to place an online appliance order.

@Gene Hacker the lesson here is proper procedure when tenant dies... yes there is one, and if it had been followed you could have protected your property better.You are not required to turn over any property to anyone without confirmation of whom is the deceased estate representative, A landlord responsibility is to secure the unit, change the locks, and post on the door that keys are available from management,notify emergency contact that this has been done if there is one, and release property to representative with that has proper authority to take deceased's property,, the estate is responsible to pay you the landlord any unpaid rent, and give notice for termination of occupancy.

Go here (fanniemae.com link), and sum up all the LLPAs applicable to your scenario.So let's say 75% LTV triplex investment property with a solid 700 FICO.LTV/FICO: 1.250%Investment property: 2.125%Unit count: 1.000% (owner occupant house hackers get this one too)TOTAL: No biggie, a mere 4.375%, in discount points, which is $17,500 on a $400k loan.Do you see why we just default to offering the higher rate, rather than walking through that and asking for another $17,500 in fees (while trying to maintain a straight face) on top of all other normal closing costs every time?
