@Martin Guerrero  Nothing wrong with using HELOC for the down on investments properties, just remember the current trend is higher rates, so your payments will increase of course.Are you sure on those rates? 

At this point, I'd shy away from the short term rental game as a business strategy as the regulation trend is not going in the right direction.  

The trend is clear to me.

I moved to Tennessee about four years ago, and since I've been here, I'm now seeing the beginning of the same trend I saw in the Northwest years ago (Californians, New Yorkers, and even Floridians moving in). 

Put a (trendy type) bar in the basement with access off the parking lot (???).

Prime location within two blocks of a trendy retail location with a Mellow Mushroom eatery, a bistro, bars, and other attractive retail stores.

Seems to be another one of the trendy up and comers. 

This trend is likely to continue, buy and hold doesn't work all the time in every market. 

I’ve done a little more research during the weekend and I think the current trend is closed cell foam insulation with Hardie 4x10 sheets and 1x3 trim to cover the joints -like a board and batton pattern.  

In "trendy" neighborhoods such as Ohio City and Detroit Shoreway; where property values are going from next to nothing for a "handyman special", to skyrocket prices for a full rehab; I find that valuations (and neighborhood values) can vary not only street by street, but even house by house.The bottom line, is... probably not a good idea to rely on Rentometer... probably not a good idea to rely on anyone who does not live in the northeastern Ohio... and probably not a good idea to rely on anyone who is not intimately familiar with the neighborhood.
