I got audited for my plane and got through it OK  with my log book and I always either flew IFR or with flight following so my destinations are on flight aware tagged to my N  number then just show the deals we bought or the loans I made in the locations I flew to or the bizz associates that I met with.. where i got hammered was on commercial flights.. credit card statements and receipts did not work or were not good enough I need to save the actual boarding pass.

Having a broker underwite your loan to your borower will allow you to legally charge above the usury limit just as banks, credit card companies, etc. are allowed to do.Lastly, make damn sure the exit value is real and easily obtainable and that this "rehab estimate of $16k" is accurate.

I am about to sell one of Properties because of the rental problem in  Baltimore.while one of properties is waiting for section 8 rental to move in, the property was broken in and I have to spend so much $$$ to fix repairs and replace the appliances that were stolen. it is very frustrated situation.Please ring the i can share some my experience with you.Thanks Kathy

They do try to go after the Tenant to recover what they've spent, but they don't have direct access to tenant funds.Obligo is a "billing authorization" which means the Tenant gives them access to a bank account and a credit card.

I put too much into renovations because of the classic found a bad contractor story, so had to get another contractor out, and after 9 months holding cost and about $60K in repairs, $3K in appliances, I got the place rented. ( I also refinanced and was able to get about 133K out, which I paid off my HELOC and credit cards I used to pay for all the renovations and PP).
