It may be helpful:I can give you some general info on insuring the property:Here are some things to lookout for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

His advise was to find our local REIA group and start there (besides the books/you tube/podcast etc).

You will come across Knob and Tube wiring, lead based paint and asbestos. 

Most of these properties still have cast iron plumbing and knob & tube or older wiring (which isn't insurable either).I loved the charm of an older home. 

You Tube is also another exhaustless source of real estate investing information.

The inspection found four majors: main water line corroded, mold in attic and basement, active knob and tube wiring as well as a leak in a section of the sewer pipe.

The wiring needs a little work, but is relatively up to date (no knob and tube) and the plumbing, heating and windows are in good shape. 

Some of these states will have a hard time putting the toothpaste back in the tube any time soon.

Heck, there are many great videos on you tube that cover this.Unless you are talking about a very complex or unusual transaction or situation, not only would I expect virtually any RE attorney and CPS to do this, you should be able to learn enough to cover 95% of all transactions yourself very easily.
