I do get business through FB, mainly through my sphere of influence and also by being recommended by friends on a local moms' group.

I was trying to make sure I understood everything about the process of my first deal, and neglected to look into the rules around OZ investment.Does anyone have experience investing in OZ’s?

If this is your next question for the next 10 years,you would be probably lazy guy :)- In real estate, you could prosper in last 20 years becoz of the cheap money policy only, once that's gone, once US Dollar no longer the currency of the world, you need to work, much much much harder, without college degree , outside US-sphere, nobody even look at your resume because the assumption is, no college=lazy guy LOL

I also don't have a significant time in the REI sphere as a whole, so I'm working on building up relationships with people as I can, and reaching out to tons of lenders to see what is available.
