I have found 6 or 7 multi family properties that I can't seem to nail down contact info for.

In TX, foundation issues are always a concern, but inspectors out here specialize in that because they can get nailed if the miss that.

But answering this before answering the FI specifics may lead you astrayYou need to get the front end nailed down before you can plan and work towards the goal.

Still trying to nail down our exact process but it has been going well so far.

I am of similar cloth in that I like to just get to the point, eliminate the fluff, and just feed on meat and potatoes when it comes to info.Bob nailed it in his last post.

I'm replacing it because the copper is very beat up from hail and weather and also has leaks from old nail holes.

Still could get nailed but since you should be under the deposit limit it could have been worth the chance.  

Most roofers would not (or should not) install that many layers for several reasons: voided shingle warranty, accelerated shingle deterioration because of the layers underneath, and constant callbacks for nails backing out of the shingles due to the nails being too short to grab wood roof deck under all the shingles. 

That pretty much nails it on the head.
