So with my way of thinking it still has worse cash flow than the Midwest RE.However, it has the property appreciation which has produced a better return on investment for financed buy n hold in the fast appreciation markets than the Midwest has historically produced.I will use our best example to illustrate: Duplex purchased in 1999 for $375K at 80% LTV (to avoid mortgage insurance: at the time you could get financing at higher LTV), so $75K plus closing costs.

@Dmitriy Fomichenko or others, I have seen a couple of opinions in different discussions that seem to contradict each other in regards to partnerships and future deals in that partnership also.An example is that I have been talking to a couple of potential investing partners that might want to roll over IRA or 401 funds into a SDIRA or SOLO401K to invest within buy-n-hold rentals.

Note a buy n hold investor may be able to pay a little more than a flipper but buy n hold of SFR need a good deal just to approach the ROI that they can get on a duplex to quad.I do not want you to think the 75% rule is always going to hold but I want you to see what sort of purchase could make sense as a wholesale purchaser.

If so I suspect you can do quite well investing in buy n hold RE in either location using the VA loan.
