Think of a legal relationship like a relationship with your mechanic. 

What are the unmaintained/older mechanical systems that may need replacement soon,    How are the utilities /heat set up?

Ideally I could rent that garage out separately as it also is right off the street (perfect for a hobby mechanic shop scenario). 

Aside from mechanics, it's important to know that all IRA/IRS guidelines extend to the LLC as an investment vehicle.

The only mechanicals that were done was a new furnace install. 

Most mechanical meters actually slow down with age so a new meter may actually be more accurate and show higher readings.
