The seller is being difficult, first said only return half my deposit, now not willing to return whole deposit using me passing the inspection date as excuse, my agent is fighting for me and said to the seller it is about financing bank is not lending at the asking price, the contract has general terms about financing, it is a standard contract my agent offered, my agent told me he is going to call the title company, hopefully title to return my deposit. 

Maybe another one is tenants may tend to stay longer as long as they are eligible for the program.Not 100% sure, but I don't think they always pay that FMR number. 

The strategy there is more about long-term appreciation since cash flow can be razor-thin.

i wish i had better news for you but it's probably not feasible in the short term to replace your W2 income with rental income. 

i just got off the phone with lindsay someone that works for them they want $34k and they offer no guarntees. thave a 78% success rate in getting people funding. that mean 22% of the prople that signed up where promised the world but were not able to raise capital. according to linday they have 700 paid members. 700x.22=154. 154 people paid them $34k and were not able to raise funds. im not an expert but they need to file a case with the attorney generals of the united states. i asked lindsay why isnt capital raising set 1 because ill pay you $34k from the money you help me raise. all of a sudden she is busy and got to hang up with me. i told her i gave you 1 objection and she gave up.i did not have a good feeling speaking with lindsay. and after the call i checked my email she sent me 2 emails. 1 minute apart from each other which tells me they will take anyone and everyone. as long as they pay $34k.
