One good idea is to connect with the social worker department at the hospital to see if you can assist with anyone traveling to the area. 

I would connect with an experienced loan broker who can help evaluate these options for you.

It is a HUGE bummer as an agent to write up an offer to go to a junk property (happened to me last week) to end up pulling out.

While home prices have cooled slightly from their peak, affordability remains a significant barrier.According to the National Association of Realtors, homes in the U.S. spent an average of 36 days on the market in January 2025, a slight increase from last year but still well below historical norms.

We are Canadian from Ontario and  have been investing in the US for the last 7 years.

I made a fair size claim last year and it paid off pretty painlessly except for the 90 day lag. highly recommend them.If I had used a regular home owners policy with and STR addendum I'm pretty sure it would not have covered my particular issue.

And most recently the last 3-4 years there were a lot of syndication discussions. 

We have been house hacking in Boise, property to property for the last 5 years - and they all were not break even or positive after we left, and we have paid monthly out of pocket to hold properties.
