Not rocking the boat.

I was a little more rock bottom than that though, I quit my job, sold my house and moved in with my parents for several months, feeling very beat down, self esteem was at an all time low, dedicated to finding a small apartment complex.

I would be a rock star to find this kind of deal in CA...

I have been talking to my mom about buying her house in Round Rock Texas that she currently lives in. 

I would tell the tenant 100 dollars a month take it or kick rocks with open toe sandles. 

@Zaina Rocke - in order to BRRRR a property you have to purchase it below market value (preferably with cash) with the intention of rehabbing it to create equity and cashflow.  

You could add some border of rocks or metal edging and use crushed granite for the walk.

If you aren't ready to absolutely grind and turn over every single rock in hopes to find a deal, you won't last in wholesaling. 95% of those who get started wholesaling fail, and they're motivated!

Tenants must have banged some kind of furniture against the kitchen wall to take off part of the sheet rock.

Even making a rock-bottom offer doesn't sit well with me sight unseen.This is in Iowa, but I am wondering if anyone knows the legal rights I would have if an offer were accepted with these tenants already in place?
