Here is a little bonus story about a restraining order that I think you'll all find interesting.We had a tenant in one unit of a duplex assault a tenant in the other unit.

I'm already known as a generous, hospitable person, but I want to be the guy that can handle any need of any person I know at any time without wondering what the impact to my own finances will be. 

I did like the information in "The Book on Estimating Rehab Costs" which was a bonus book that came with "The Book on Flipping Houses", written by active real estate fix-and-flipper J Scott, available here on biggerpockets.com (http://get.biggerpockets.com/flippingbook/) . 

Having said that, once you give it to the lender, if something comes up, you cannot ask for the money back so flexibility is an added bonus in your own account.

As a bonus, I just started a new policy this year, that anybody who buys the current year's book always get the next year's ebook at no additional charge, or the next year's hard copy book for $40. 

I thought my offer was on the generous side.

Having a real estate license is always a bonus, as it gives you commissions, and access to the listings coming on the market very fast. 

Im open to a generous % split as long as there's a good chance of fit and long-term relationship.
