I spent about 8 hours capping and removing water and sewer lines and putting a couple of doors back in and some plugs in the wood floor and suddenly I had a 3br house.

By installing our own, we remove the wear and tear and damage the tenants do by moving W/Ds in and out and hooking them up wrong (which is common) and using cheap components that cause leaks and destroy floors and walls.

Rent out part of the space at least to help pay for mortgage and utilities.  

I can imagine that, with the wrong mindset, it could feel like an invasion or disrespect of your personal space. 

This space is also getting competitive, but you could try listing for monthly stays only on Airbnb, VRBO, etc.

Most prefer havng the entire space to themselves and they don't want to pay a lot.

The dark gray flooring is out of favor (I personally like it). 

Our city code requires a method of egress for 3rd Floor units.
