What could be a factor not showing up in the data is timing.

I am working on my first BRRR, and am close to finishing up the rehab.  

First, as someone else stated, if there was a keyed lock on the BR door, either you provide the tenant with a key for it, or you disable the locking mechanism, or you replace the entire handset with a standard bedroom set.

Q2 is most important: If the mortgaage is upside down, it would have to be an approved short sale and that could take a very long time to rectify.

Take your time to learn and build a strong foundation.

Those on the lower end of the income scale are more affected by inflation, and companies like dollar stores that cater to them have had a harder time growing sales. 

I got so lucky - the first 3 years, during the depths of the pandemic, I had a perfect tenant, no problems, even during the storms. 

I was with them for 3 years, and during that time got 0 money on my investment, and the communication was not great. 

I've never been to a pay laundry that didn't take twice as much drying as washing but not 10 times.
