So you cannot take that risk, I recommend joining a team so they can feed you the business and teach you good habits, OR become a property manager.

My state has taken the stance that transactional funding is a red flag to selling real estate without a license.IE they had to advertise the real estate to get a buyer and that using tran funding is a clear market that they had no intention to close on thier own and its part of their scheme to circumvent the RE brokerage laws.I finally got feed up with the is it OK is it not.. and got in touch with our state regulator.. and advertising any property you don't own in our state is simply not legal.. etc.. but then again they only go after folks if a complaint is filed.. they are well aware of this activity..

The last job, a bath tub demo, was quoted at $10k which is absurd.My condo will eventually be a rental and I am looking for a small, Seattle,WA based contractor or handyman that can help me with some small plumbing and electrical projects but who isnt going to force feed me italian marble inlays in my shower.Anyone out there have a good reasonable guy/gal who can help?

If they are all passing on your deal and the hundreds of investors that scour the MLS (and feeds) have no interest in the properties, I’ll guess it’s a price issue.

However, I could see how some people who aren't as self motivated, could join and then sit around for months without a clue of what to do as nobody is there to spoon feed it to you or demand your presence at a given time.
