Interestingly, in the past few years that I've been watching Nomad, their reviews have gone from a solid 5.0 on Google (mostly fake I assume) way down to a 4.2 now. 

I have assistants collect all the data for me and my clients, then I just have to review it.  

Typically it is binary, you either meet the 24 month requirement or you don't...there are a couple of exceptions for moving in less than 24 months which you can review here:https://www.irs.gov/publications/p523#en_US_2023_publink1000...Look at the "Partial exclusion" section

My suggestion would be to select someone with the most forum posts or most reviews.

I'm going to have an attorney review my lease agreement, but all the documentation that I have came with my BiggerPockets MANAGING RENTAL PROPERTIES book a few years ago, pre-pandemic...and it's a lot.For those using KeyCheck for their MTR listings, did you also find that additional documentation was needed, besides the 3 key things that KC provides? 

Clearly this forum is being spammed with fake positive reviews.5 posts posted within minutes by first time posters.Hopefully @Moderators mark this stuff as SPAM.

Instead, focus on the criteria you’ve set for tenant approval.Here’s a professional and neutral way to phrase your denial:Keep it General: "After reviewing your application, we have decided to move forward with other applicants who more closely meet our rental criteria."
