This is just a strategy that I came up with and I thought I could utilize creatively (if the numbers worked or course) with all this I hear that you could rehab a house with no Money and not get neck deep on just a high Interest HML.

Apparently a smoker lung looks way darker and the tar is so thick In It that when you push on the tissue wIth your thumb, brown goo comes through the surface

and knee deep in the mindset change that comes from the gateway drug that are the Kiyosaki books and Think and Grow Rich, and stuff online like BP.

You also have to take into consideration these expenses:  Monthly management fee, utilities, insurance, repair reserves, taxes, HOA fees, once a year deep cleaning fees etc.

If it got dragged out for 2+ years because of a BK or a defiant borrower who contested every step of the foreclosure process, would soon find yourself deep in interest debt.  

You will have to sell at a deep discount if you have non-preforming leases.If this is not the case, then you should have no problem selling.

Just took me a long time to realize what I was missing out on so I'm digging in deep now. 

I realize that these are very deep questions, and something that I may not get all the answers to on BP (vs face to face), but I'm hoping I can learn over time and as well participate here, and really start to understand the data of commercial real estate. ~ Matt
