I enjoy watching that instead of much of the other crap that’s on tv.

Anything/any crap they have done that you find in these visits needs to be fixed in 48 hours or it is a breach of the lease.  

Stand next to your wife, support her and let people know the only difference is the color of your skin.If an appraiser did treat you different then sue the crap out of him and destroy his life.

My partner and I have already secured a domain on GoDaddy and an email for the site however all of the website builder tutorials I have watched have been for full IDX/MLS listing real estate websites.

The trick is motivated sellers.And this is why I crap on ALL the wholesaling gurus out there.

You need $z-$y to be enough to justify spending $x (or whatever % of $x you had to put down)All the rest (LLCs and crap) is just noise. 

If the market looks like crap, then do not expect the best tenants and if the market looks like a fresh haircut, expect a higher quality of tenant. * Look at Facebook rental listings for the various markets.

During our walk through I ended up shining my flashlight directly on a woman's face that was squatting (I thought she was deceased in the heat of the moment) in the unit and it scared the crap out of me. 

I tell them don’t call me over stupid crap because if I have to come down there then there better be blood or I’m going to be furious 

She went on to explain that the is in the middle of nowhere and was a piece of crap.
