This vacation rental area has exploded - so there are now quite a few cool tools to see what you can expect for rates and occupancy by address or zip code - just do some web surfing and you'll be amazed.    

The lender will probably not object, since it will assume the seller has implemented an estate planning device.

Last year I posted an ad on Craigslist about something similar and mentoring/teaching people investing basics or how to make money in real estate with little to no money.REIBlackBook has a cool bird dog tool that gives bird dogs a portal to enter properties to keep track.

It gets made fun of for being "Stepford" but it is a really cool place.

Another reason for distressed land is because my local housing market is a heavy sellers' market (based on my limited real estate knowledge and after what I experienced purchasing my primary residence last year) so I'm trying to use the time while the market cools a little to invest in other opportunities.
