I have had some verbal conversations with the tenant regarding the move out process, but nothing documented outside of the lease.  

Being ready for this line of questioning can save you from an awkward conversation.I've been on many hundreds of showings to compile this, so don't let these wild answers discourage you or make you think all tenants are up to something.  95% of the conversations I've had are extremely pleasant and forthcoming, and I'm positive your experience will be the same. 

The conversation is just like any other conversation will go - "I'm going to Buy a property, then Rehab it, then Rent it, then Refinance it....can you help with that?" 

Conversely, you will run into people on your list that just seem to be a waste of time, so you’ll want to avoid them.

From there, continue your conversations and don’t let procrastination slow you down.  

When you turn a personal residence into a rental, you want to make sure you calculate your basis properly.Your basis will be purchase price + improvements made to the house since time of purchase(Assuming the FMV at time of conversion is atleast this amount).Best of luck!

Hello All,Does anyone have experience with converting detached garage units to ADU's in Las Vegas? The house I am looking to buy has a detached garage about ~1300 square feet and already has a bathroom in the property...

Coincidentally, my co worker was conversing with me about real estate and mentioned he was also in Lifestyles but got kicked out because of a vendor issue that ended up in court.

A lot of the conversations I had with the realtors that showed it had the same feedback, that for the PITI payment on this property, their clients could probably buy and new build and still pay the same thing (The house was situated rather close to a couple of new build communities).
