Ideally I want the money collected to be accounted in the month I'm paying the mortgage so I can get a better sense of my monthly cashflow month over month, but that means I will need to record the draw I receive in October in September so things all line up nicely.Anyone have any thoughts on that?

I’ve received some conflicting advice:- My tax advisor suggested keeping the negative cash flow from Property 1, as it helps offset my current job income, which is around $240,000 annually.- My mentor recommended that I sell both properties and put the funds to work elsewhere, potentially in more lucrative opportunities.I feel like holding onto the negative cashflow is limiting my growth potential, but I'm trying to weigh the options carefully.

At closing a Note was issued and a Mortgage/Deed of Trust were issued showing the Borrower (Investor's) indebtedness to me, with a Mortgage/Deed of Trust showing my rights as Lender over the Borrower's property.I have received mixed recommendations on this topic and am looking for guidance that is consistent.Specifically, I lent money and had the investor/borrower/property owner place me as "Mortgagee" on their property's insurance policy.
