I'm not saying that you should be reckless with money, or that you should over-leverage, but if you want to multiply your money quickly, you can't be emotionally attached to it, and you must be willing to treat it as a tool to achieve your goal (of making more money).

So, to determine the maximum acquisition price (purchase price if no rehab is needed), you divide the monthly rent by .02 or multiply the monthly rent by 50 (which is exactly the same thing).
