I believe WWC and my goals are aligned, however with these high upfront fees, it appears the general partners would do well with or without the asset performing, which risk is there with potential market correction coming.And, I see what you mean, WWC seems to be doing well with their system, so they may be squeezing more juice on deals now b/c they deliver for their investors.

Realtors are the same percentagewise as any other profession, whether it be doctors, lawyers, contractors, you name it. 10% are garbage80% are average10% are pros If you can find the last 10%, go with a Realtor and make your life easier.

I don't think it will be any "harder" or "easier" changing title/loan into the LLC from a mechanical standpoint, but the lender might be more willing/able if the same people were in the LLC as the original loan.

I work with dozens of investors who have done 1031's into the souther/middle part of the country where the price points are much easier and the laws are more friendly.

If you don't have the 5% down payment then you can do a HELOC on your current house to do it, but it will at least be easier to pay back compared to a 20% down payment on an investment property.
