Hello All,I am about a year away from completing my active duty service in the Marine Corps.

I am from the DC/ Md area but looking for cash flow properties as I am older and spend most of my time deployed as a merchant marine.

My husband and I are both former Marines, so we had VA loans to use on our two properties.

I'm not saying an underwriter is always going to ask for all of the above all the time, but you need to do like we did in the Marines and "hope for the best, plan for the worst" and assume she will.We're one of the more aggressive firms when it comes to using rental income (why I work here) and that above is about as far as we push it.
