The indemnification clause is also quite narrow, offering little protection for you if the QI makes a serious mistake.

I’ve researched quite a bit of Colorado counties, and almost always the issue is with getting a non primary residence/“vacation home” permit.

The answer is they buy it in their personal name, their mortgage is in their personal name, and then upon closing / taking title of the property, they "quite claim" deed transfer the property from themselves to their LLC. 

I get quite a few from that route but it takes time.
