Will the possibility of higher corporate taxes, a state income tax, free healthcare, $15 minimum wage and making Florida a sanctuary state impact real estate investing and real estate values in Florida? 

I can whip up some pretty sick proforma’s.I’m used to doing these at the corporate level, so aside from owner-occupied loans this is all new to me!

Corporate travel or traveling nurses may be an option in that area.

Do you focus on short term or corporate rentals?

If the taxpayer has a wholly owned C Corp or S Corp, it might be advisable to draw up bonafide loan and lend to the individual/SMLLC at the AFR for property purchase. 

The other thing is that I believe we're in a downturn and will be for years, so the only passive income stream I see offering low risk and steady return is some select corporate bonds purchased at peak interest rates.

I am also moving out of state, so managing the high turnover would be a challenge.I am considering making it an "executive" or corporate rental, preferably long-term.
