You realize quickly you have to walk numerous properties to learn, create a SOW, create a budget, and see if a property is even worth an offer.

I like smaller retail deals with faster turn arounds to realize the upside.

We have been using the HH/STR strategy  As long as you realize the JADU and primary are likely rent controlled it you ever place a LTR tenant.  

I realize a sample of one is real small and that she did minimal research before proceeding but she is so far negative on this ADU conversion that even with better contacts and research it would still be negative. 

Secondly, and it's just a pet peeve of mine so sorry if it seems petty, but if people want to get serious about investing in Pittsburgh, I'd highly recommend realizing we have an H at the end of it.

Then there is inevitably the cost overruns that come when you tear into something and realize “oh, this has to be fixed too!”
