Most inspectors will want to peek behind the walls and you may have to pull all the drywall so they can see all the framing, plumbing, and electrical.Definitely adjust your numbers on the deal ignoring that square footage and subtract any costs that may be associated with demo or corrections from the purchase price.It might be worth just getting a preliminary inspection done by the city just to give you an idea of what it will take to get it approved.

Very helpful and that is a great idea to pay a contractor to help with that initial process of getting more comfortable doing preliminary walkthroughs on my own.

I'd wager that the lien was not filed properly, if you had no prior knowledge on it.

@Jaysen MedhurstYeah, I was hoping I could do a lot of the leg work up front - specifically by doing my due diligence in preliminary research, but also in finding the right team of contractors, real estate agents, and network of people that could definitely give me great insight and advice on properties where this could be pulled off.

On another note, I’m in the preliminary stages of reaching out to brokers/lenders to build relationships etc.
