You set the bar high it gives you room to be okay if they don't pick weeds every month.   

pick a market this way.a place you used to live in, or went to college in, or have family, or like to vacation in, or know really well.also: consider investing closer to where you live. 

I wish I could take you out for a coffee/margarita and talk about your journey and pick up some tips but that may be a bit of a drive for either of us.

Than I compare those, and I pick one.

I think also folks that do the STR have to realize the 35 to 50k spent furnishing the home is what many times makes these negative cash flow and of course over a 10 year run the furniture most likely will need replacing upgrading to keep relevant..

the Pm isnt' even managing the repair-owner comms - it takes me forever to get responses-rent collection - happens through a portal, they aren't going and picking up checks...-3- day notice - they didn't service it for 50 days....

I'm focused solely on the Memphis market, so Bolt wasn't great for me in that market, but I did sign up for leads in Ohio, since they make you pick up to 10 states to market to.
