Once the deal looks financially viable you wan to do a thorough due diligence process to make sure there are no surprises regarding utilities, storm water, parking, setbacks, lot coverage, architectural controls, public position and all the costs associated with all of that prior to purchasing the property.

I do a lot of database architecture, data analysis, operations research so if this could be a helpful skill to others in this space I'd love to give back some of my expertise in exchange for help in areas where I'm weaker (Market knowledge, ARV, and remodeling).In any case - there forum/community seems super helpful and positive.

If it covers room and board, yes, I would.I would probably study philosophy, art, music, literature, history, psychology, architecture.

To legalize it you will need to have a set of architectural plans created along with engineering drawings and calculations. 

I don't think you would want to use for architectural drawings, but for my purposes, it has been great.

When I was in architectural school, I sought the professors who where actually active in the architectural profession versus full time academics. 

These include points on your loan, all the holding costs already mentioned, closing costs to buy, possibly a second set of closing costs for a new loan, permits, engineering and or architectural drawings, maybe other costs related to the development of the land, etc.
