But Ironically I booked a flight to Arizona to visit one of my old time friends in mid Jan for a couple of days, I feel like it was kind of needed to get my mind off of things.

We lent secured by a 20 unit mid term rental property.

The IRR works out to be in the mid-10% range, which is attractive by most standards, especially for a low-risk property in San Diego in a nice neighborhood.

Notice it works in a mid century modern or a cottage.SW Alabaster is a warm color but goes with your tenants colors whether they're gray or beige and I'd only use latex so I wouldn't have to fool with oil.  

Should I consider lowering the rent price further, renting to these concerning candidates, or pivoting to a short-term or mid-term rental strategy (considering I live out of state)?

If your certain you are doing this I would recommend just doing a cash out on your properties, around mid 7's.. having the funds available and put them into a savings account earning 4-5%..
