I'm toying with an idea for a system that would handle guest communication workflows using AI, analyze the feedback, and also trigger surveys post-stay/review for tracking performance.As far as I can tell, there's nothing out there that does those 3, but perhaps there are separate services that provide some or more of those.

When you purchase an item (I'm using a checking account for all my transactions, not a credit card) and then later return it, there's apparently no way (as far as I know) to post a return/refund transaction so that the Expenses screen appropriately reflects your total expenses for the year.

As far as would you treat it nice if it was being paid for by the government.. yes, for many of these tenants this is the nicest home they have ever lived in and many keep the houses very nice.

The problem I see is the masses have not understood the advantage of purchasing a duplex.As far a Lennar is considered an entry level builder, I don't see that their neighborhoods in general have very good price appreciation, unless they are in a unique area where the location is exceptional.I think that prices are falling, and that you should be able to find a deal, the I-35 Corridor from  San Antonio to Austin is a very hot area.Here is an example of a property that was listed for $342,000, and the list price is down to $300,000, with a price drop of $20,000 on 7/29. 1261 Stone Rim Loop, Buda, Texas 78610, If you need any comps or info, just let me know, I'm a licensed Broker in Texas, and I have MLS access across the state.Also, I'm not sure if you know, but you can split your 1031 exchange and purchase multiple properties instead of just 1 property.

In this case, a good realtor is one who focuses on investors, and has a good feel for what you're trying to accomplish.Since the ARV is so high, you might even be able to find someone who will knock a percentage point off (list it at 5% rather than 6%) since that still is a nice commission.

“I have 10,000 units and $2B under management” sounds a lot better than “I raised $500M in equity financing and have lost at least 75% of that equity if I were to liquidate my portfolio right now”They have already begun sending threatening legal notices to members who post on these forums, even when those members post factually correct information.That’s why a forum that allows discussion to take place on this subject that is designed to shine a light on GP behavior and performance is so important.

I want to know what your experience has been as far as these smaller lots being exempted from current code minimums.
