Hey Garrett, I have experience in the northwest suburbs and I would be careful which neighborhood you invest in because other than cashflow the most important thing is ROI.

I would be beyond humiliated to come to the office that many times in a row, not caring about bothering someone or stopping them from what they are doing to have them walk their fat pregnant butt to their home to let them in all because they dont care about anyones time but their own!

If the underwriting goes smooth and I can have the cash on hand at closing, then maybe the owner wouldn’t care how the cash offer is funded.

I can sort of afford to not make a ton of money on it but I am taking care of my husband who had a stroke and I am the sole provider.

But for judgements liens and all that who cares they are snuffed out at the sale.

Also, the home is located near the following: major freeway, hospitals and healthcare facilities, located within 15 mins of downtown, plenty of restaurant options nearby, etc.

I can give you dozens of examples of owners who believed they could care for their property better than a stranger.

If any place has HOA/POA I would be very careful with those restrictions and talk to plenty of people including every board member before buying about their views on STR.
