I maintain that, unlike in 2008, there is currently a significant shortage of affordable housing, so I do not expect valuations or rents to take a severe beating.I do, however, foresee a sizeable transfer of real estate ownership away from financially (and emotionally) exhausted older rental property owners and into the hands of younger investors, over the next 10 - 20 years.Basically, I think Baby Boomers are largely done being landlords.
