This could get you 6-8 units if you shop patiently which is a great starting point.Please do not send any money off to companies that advertise real estate "syndications" online.

Its a pain to do any work with tenants in there, don't get me wrong, but it does not need to pass before advertising it for rent.   

We only have 1 property with a perfect 5.0 and it is a matter of time before someone with unreasonable expectations gives us a 4 or lower.The strategy we are taking is to use the rebuttal as a way to advertise the property. 

You're most likely to find a property management company advertising.

Our last vacancy actually took weeks longer to rent out than expected, but it was late summer/fall and it was advertised significantly higher than previous long-term tenant had been paying.

@Amee Gardner the fastest way for you to make some quick money is by finding deals that you can wholesale to other investors.Many will state you need to build a buyers list, but that's crappy advice.If you find a good deal and advertise it in just a few places, investors will find it and buy it!

However, there are always exceptions, and if the syndicate has registered, or found an exemption that allows public advertisement for investors, then maybe it's ok.
