From my experience it's only been able to happen at closing but again, that's my experience.Here are some ways you can establish your LLC since you already have the property.1) Have all rents and expenses (mortgages, etc.) paid out of that to show money coming in/out.2) Get a CC under the business name and use it to pay for all business administrative and random RE costs.3) Get a "Corporate Account" with someone like The Home Depot.

I got quotes from Home Depot starting at 2.99/sq ft (Allure), Lowes starting 1.98/sq ft(Shaw Matrix) and a local place that could do the Living room for $2109(with install) or whole unit ($3960).

@Derek GendigIt’s 3/1, 3/1, 2/1.No I’m not paying for all utilities.I’m paying water for the building, and gas/electric for the common are.I looked at isolating the gas/electric on the garden unit from the common area.
