I don’t think it’s possible to find any deals on the peninsula now days.West Ashley presents some lower priced properties within good proximity to downtown.The areas where I think a deal can be had are in the North Charleston area.

@Ashley Hamilton has inspired me.For example, if your rehab will take 2 months, and your monthly payment is $1,000....then your lender would want $2,000 so you can make payments.  

@Brian Ashley Austin is this a hard money lender that you are dealing with?

@Ashley Rummage you allocated $5k for repairs and then put 7% and 5% in cap ex and repairs respectively.
