The only properties that seem snake bit to me are REOs since they are conveyed by special warranty deed or limited, where title is not warranted by the seller and they are sold "as is", but title is insured.

I would approach my resale pricing (homes and cars) by MY bottom line, people just expect to be squeezed sometimes...Moral of the story: Stick with good, honest people, the good deals will still come in, and I've always heard a horror story a few months later about the same deals I thought I got "snaked" on.

There is plenty of free data in the field of real estate investing out there. .I also agree with Will People in this business do a disservice when they break out snake oil and try to slip you a bill for 60k and say they will get you rich.
