. - No it doesn't cost me at all, it's all online and the best part is that I can look up the names in the property appraisers websites too to see if they had a property, and if its updated it gives me the mailing address for the person in charge of the property.Two more questions:1.

I have done this a few times myself and have a few basic recommendations:1) Make sure the seller owns the property free and clear and that it's very clear to both parties whether the arrangement involves a deed of trust or contract for deed2) If a balloon payment is involved, be sure to assess your ability to refinance and make that balloon payment in the future- optional extensions can help manage this risk3) Understand the tax implications if the interest rate is notably above or below market rates4) Get title insurance!

The cost segregation will analyze the property to find assets that can be depreciated faster than 27.5 years.The accountant you work with will be able to help connect you with a cost segregation specialist.The most difficult part is completing form 3115 which will also calculate the 481(A) adjustment.The 481(A) adjustment is the difference between the correct depreciation calculation less the actual depreciation taken.

We've taken over properties with owner horror stories about their Flat Fee PMC letting their property sit vacant, or with a nonpaying tenant, for months without doing anything about it.So, where does the line get drawn between the focus on an owner making money and a PMC making money in the context of trying to align both parties' interest as much as possible?
