Depending on your self employment expenses, they may do the thing with things like internet expense, telephone expense and auto expense if you document that these are all items that would normally be personal expenses, but you're in a position to be able to deduct them.I hope that we don't start the same lending practices that led us to the biggest financial downturn since pre-WW2.

People will still call who don't even come close to meeting the criteria, either because they didn't read the ad or because they just saw the sign at the property and caught the phone number on the drive by.I do a quick screen by telephone (5 minutes) and if they pass, a 30 minute interview follows.

Many people think that individual landlords are pretty stupid and lazy and that they won't check anything...Just proved a point that was brought up a few days ago about verifying that you are speaking to the actual landlord and not a friend/family member.My applicant listed her current address and listed the owner and telephone #.

RioIf wires the are running on the outside of the building are not in conduit (metal pipe - required by code in NYC) then they are low voltage/data (telephone or cable).

Basically it makes us feel 'comfortable'... if that word is allowed to be used to describe real estate investing.However, for out of state, we find ourselves feeling helpless with what we view as unpredictable markets (fluctuating values, and therefore fluctuating equity positions), long vacancy times (in the Springs, our houses get rented in a week or two, max), and of course, not being able to stop in and physically check out the property and talk with the tenants to mitigate any of their concerns (without having to play telephone through the PM).Basically what I am getting at, is that I am not sure if I just have rose-colored glasses with Colorado Springs due to it being a hot market at this point in time (and when we entered the market), or if others feel the same way in that Colorado Springs has a lot to offer in terms of it having a stable (and foreseeably strong) economy, decent price/rent ratios, and all around good investment potential for a long-term view.
